Key Tasks: Project Management / Delivery • Draft project plans to deliver projects to achieve required quality standard, on time and on budget. • Establish and maintain processes for managing scope during the project lifecycle, setting quality and performance standards, and assessing risks. • Coordinate project schedules by compiling tasks, costs, timescales, and resource requirement lists from key project participants indicating start and completion dates, responsibilities, and dependencies. • Instruct and review the output of functional project team or individual project managers. • Report deviations on project expenditure to adhere to defined project budget. • Track project milestones, report and update progress and performance against the project plan. • Recognize and resolve operational problems and minimize delays in the delivery of projects. • Execute project risk mitigation action plans to minimize projects risks. • Understand business processes, identify opportunities/ solutions, and prioritize projects according to relevant measurement criteria. • Document scope changes and track approval by required parties to ensure benefit realization. • Report project outcomes and/or risks to the appropriate management channels or stakeholders and escalate issues, as necessary, according to project work plan. • Cultivate strong working relationships and communication skills with project team members and corporate cross-functional partners.

Objectives of Role: • Procurement of real estate for both new facility lease and land development • Management of real estate portfolio of DSC Taiwan Responsibilities: • Manage external relationships with developers, landlords, consultants and brokers • Point of contact to feedback to landlord & developer on leasing matter • Manage and maintain up-to-date leasing options to support operation expansions and new customers acquisition • Support DSC business development team in RFP for new businesses • Provide [semi-annual] updates on leasing market trend to SMT of DSC Taiwan • Lead negotiations, including deal structuring, rates and incentives, contracts / documentations, with existing landlord for renewal of existing facilities/ new landlord for new facilities • Maintain up-to-date list of lease details of leased facilities and initiate renewal or termination process in accordance to contracted agreements.

Able to identify risk and opportunities with recommendations for improvements. • To prepare and ensure accuracy of monthly reports, cash flow estimation and rolling forecast submission to Region. • Budgetary control such as Revenue assurance, cost allocation, Manpower cost , transportation cost etc. Close coordination with respective site managers on their P/L performance review and tracking. • Experience in forecast/budget coordination and reporting. In charge of inputs into respective internal Forecast/Budget tools. • Support business case review. (Pre/Post review) • To support internal controls and compliance review and checking, ensure all are performed and aware by employees. • To liaise with Regional Office and the Hub (where applicable) on report compilation. • To support ad-hoc projects such as the implementation of new regional tools/processes.
